Multi-family properties are one of the most stable investments out there. There will always be demand for residential properties, and especially for apartments.

In today's market, multi-family properties are more likely to be approved by a bank for a loan since it usually generates a strong cash flow regularly, even with some vacancies.
Since multifamily properties are in high demand, they appreciate over the years. In value-add deals, the property is goin g through renovation that helps owners raise rents. When a property's income is higher, its value is higher as well (this is called "forced appreciation").

WHY INVEST WITH US?
1 We have partnered with family offices on almost every deal, so when you invest with us, you can basically invest in deals that at least one family office has invested in. Family offices are private wealth management firms that serve ultra high-net-worth individuals or families, and have a dedicated team that analyzes passive investments and create partnerships with sponsors. Family offices usually work with a select group of sponsors, which we are very proud to be part of.
2 We are a very hands-on operators, who combine passion to real estate with technology. As an MIT grad, Ellie Perlman, the company's CEO and Founder, had led Blue Lake to use data, seek patterns and make data-driven informed decisions backed by technology. We stay close to our properties and are very hands-on.
3 Ellie Perlman, Blue Lake's CEO and Founder, personally invests in all of the company's deals. We put our money where our mouths are. Basically, we are both operators and passive investors in our deals.
4 We are a very conservative company. Our underwriting is forward-looking, yet very conservative when it comes to income projections, debt structure, and capital expenditure budgeting. We believe in hoping for the best but preparing for the worst.
5 We believe in full transparency and honesty. No investment is 100% free of risk, and though our performance rate is very high, we share with our investors the good and the bad, by providing monthly updates and sharing quarterly financial reports with our investors.

Blue Lake Capital was founded in 2017 by Ellie Perlman, a former real estate lawyer and property manager. We own multifamily properties across the U.S. with a primary focus on TX, FL, and GA markets. Blue Lake Capital sources, purchases, and manages Class B properties utilizing a value-add strategy for delivering the strongest returns and long-term portfolio value.
