To date, capital for all investments have been raised on a syndicated basis. Headquartered near Boston, MA, the firm has a second office opening in Malibu, CA. Blue Lake Capital intends to diversify their portfolio with additional asset types.
This Hire & This Opportunity
This hire will support the new fund and portfolio expansion from their West Coast office in Malibu. The firm is looking for an acquisition professional with experience in value-add investing across multiple asset types (multifamily, self-storage, industrial, hotels, etc.) to lead the acquisitions process from sourcing to closing. This hire will be someone who can take ownership on the entire process. This role is full-time and physically located in their office in Malibu, CA. The Director of Acquisitions will report directly to the CEO and Director of Business Development.
Key Responsibilities
Drive the acquisition process from start to finish.
Source, underwrite, and acquire real estate investments (multifamily, self-storage, industrial, hotels, etc) across the U.S. by way of fostering and maintaining good working relationships with brokers and lenders.
Collaborate with Blue Lake’s asset management team to create CapEx budgets and business plans as part of the underwriting process, as well as review market analysis, rent and sale comps and other factors.
Analyze financing options and work with lenders to implement debt strategies and negotiate debt documents.
Submit LOIs and negotiate with sellers and lenders.
Liaison with attorneys to negotiate PSAs, and equity and loan documents.
Create and present Investment Memorandum to Blue Lake’s senior management.
Partner with the Director of Business Development to discuss investment opportunities with institutions. Join calls and meetings with LPs per Director of Business Development request.
Ideal Candidate
The Finalist looks like the following:
Be a mid-level (7-10 years’ experience) real estate investment professional with residential and commercial real estate acquisitions experience throughout the US; AND
Bachelor’s degree (MBA preferred); AND
Have a demonstrable history of success sourcing/identifying, qualifying, negotiating, and transacting on acquisitions opportunities; AND
Have ESG policy investing and knowledge/experience in ESG investment; AND
Be able to bring or develop a strong broker and owner network, and a verifiable track record of success in sourcing real estate transactions; AND
Bring strong analytical skills – financial modeling and reporting (Argus, Excel, Yardi), with the ability to create, tweak, and monitor complex models, as well as interpret outputs from an investment perspective; AND
Have experience with the underwriting, due diligence, and analyzing new real estate investment opportunities (ideally broad asset and market experience); AND
Be a team player with an entrepreneurial drive, with the ability to consistently generate new leads, client relationships, continually fill the top of the pipeline funnel and ultimately close on CRE transactions; AND
Be based in Malibu, CA to work closely with Director of Business Development and open to some national and international travel.
