Blue Lake Capital has identified Arcadia Cove, consisting of 432 units garden-style apartments, located in Phoenix, AZ. The Property is a 1996 institutional-quality asset located in the heart of Phoenix’s major employment corridors with ±315,000 jobs within five miles of the community and ±800,000 jobs within 10 miles. The property is currently maintaining 95% occupancy and has realized proven renovation premiums, though it remains below comparable properties and market rents. Blue Lake's business plan is to increase current rents towards market rates. Since the majority of units are not renovated, we will further increase rents through in-unit upgrades, as well as enhance curb appeal and implement upgrades to attract a high-quality tenant base.
